Your responsibility for preparation of site for survey
Review the following requirements prior to your measure date to ensure that your site is ready for accurate measurements to be taken.
Ensure that you supply us with any of the requested information below in advance of us arriving on site for survey.
We require that you the client, or a fully informed authorised representative, will be on site at the time of survey to instruct the site surveyor on design specification and to allow access into the property or site.
If your site is not ready to be measured when our surveyor arrives, or you cancel the survey within 24 hours of the arranged date, a £250 + VAT fee will be charged.
Site preparation requirements
- The area around the installation has been cleared – as our site surveyors cannot be responsible for damage if they need to move any items to gain access to measure.
- A safe working area is provided to both inside and outside of all apertures/openings which are to be measured.
- For higher level areas or over pitched roofs scaffolding maybe required, at an extra charge. If unsure, send photos to check before the surveyor arrives.
Information required in advance of survey on new builds
The following must be sent to us in advance of the survey:
- Photos of newly formed apertures/openings only
- Any relevant drawings with a description of the planned structural opening
- Details of internal and external finishes (including flooring):
External finishes (examples)
- Rendering
- Cladding (Insulated or non-insulated)
- Timber/Composite/Metal Cladding
Internal finishes (examples)
- Plasterboard and skim
- Timber linings.
- Window boards
- Flooring used (Tile, Carpet, Wooden Flooring)
Survey accuracy
Note the following preparations on site are required to ensure an accurate survey can take place:
- Structural openings must be completely formed and made square and level
- All steels, timberwork, brickwork, lintels, and flooring are in the correct position
- Or mark a 1000mm Finished Floor Level (FFL) datum line in each room where the FFLor ceiling is not yet complete. (This datum will be clearly shown on our approval drawings and must be thoroughly checked and approved by yourself or third party prior to manufacture.)
- Threshold positions: may require discussions to reach agreement. For example External Door thresholds – If your project has external doors, it is worth noting at this early stage that you may have a choice of threshold options. These options will be discussed by our surveyor at the time of survey, but we will need to a decision on your preference at the survey to allow us to complete our measurements.
On completion of survey
Any changes discussed and agreed on the day of the survey will be communicated to you in writing as a ‘Variation to Contract’ by Panoramic. These will need to be signed and returned by the client or an authorised person to ensure your order progresses following survey.
Once the site survey has been completed you cannot add to or alter any wall, ceilings or flooring in any way without a resurvey being required or written confirmation of the size changes being confirmed.
Survey in relation to Order
Please note your order will be processed with strict adherence to the contract and specification sheet. Any verbal communications or correspondence prior to the contract are not material and do not constitute part of our contractual obligations.
Our contract does not allow for scaffolding as standard. Should our surveyor deem that in order to comply with health and safety regulations, scaffolding is required then we will inform you of the additional costs prior to commencement of our contract. Any additional costs will require your agreement before we can commence.
For consideration at survey
Viewed from outside
All items will be manufactured according to the submitted drawings and sketches, assuming that they are viewed from the outside, unless otherwise stated.
Transom & Mullions
Transom depths and mullion widths are taken from the edge of the outer frame to centre line of transom/mullions. The standard transom depth for hung windows will be 400mm and the standard mullion width for side hung casements will be 650mm. Single/ double door mid-rails will be set at the standard height of 850mm ie from the bottom of the door to the centre of the mid-rail unless otherwise specified on the contract.
Sightlines
If equal glass sight lines are required dummy i.e. non opening vents must be specified. This is a non-standard item and must be clearly stated on the order form.
Trickle vents
When trickle ventilation is mandatory it is our normal practice to fit the ventilation into the head of the opening sash. This gives a uniform look and avoids being fitted behind the plasterline. Any variation to this must be clearly stated on the contract.
